A home inspection is an unbiased, visual, non-invasive evaluation of a residential dwelling which is designed to identify observed material defects within specific components of the dwelling. It is conducted by a licensed inspector according to Standards of Practice accepted by the State of TN.
A home inspection covers all of the systems of a home including the foundation, structure, roof, plumbing, electrical, mechanical, insulation, grading, drainage, and more. An inspector will identify any defects based on their severity including safety, maintenance and cosmetic issues.
Every roof and crawlspace that is deemed safe is inspected up close and personal. If a condition is present that makes it unsafe, the area will be evaluated as safely as possible. For example, aerial drone photography is used for roofs that are wet or too steep to climb safely.
If possible, yes. Because the inspection can take from 2.5 to 5 hours, I present my findings at the end of the inspection in a visual format to educate you about the condition of the home. This usually takes about an hour. Most clients and realtors wait for the end of the inspection to meet for the presentation.
I do a short unofficial radon test on every home inspection. This is not a definitive test for radon but offers a snapshot of air quality. An official radon test with a sophisticated radon sensor takes 48 hours because radon levels can fluctuate considerably within a short period of time. Official radon testing is available for an additional fee.
Mold testing can be done for an additional fee. It requires a sensitive instrument that collects air samples that are tested at an approved, licensed laboratory. Mold sample reports are typically returned within 48-72 hours.
The fee for an inspection varies with square footage, foundation type, and age of the home. Larger and older homes take longer to inspect. You can find someone to do a quick and sloppy inspection for $350-$400. For a good quality inspection, the range is $450 and up. The difference in cost is a tiny fraction of what a good inspection will save you in corrective measures, maintenance, and peace of mind.
