Radon is a gas by-product of uranium radioactive decay. Radon gas is the second leading cause of lung cancer in the U.S. East Tennessee generally has higher than average radon levels but that does not mean that every home will have elevated levels. The only way to be certain is to test. Adjacent houses can have very different radon levels.
Testing is a minimum of 48 hours with a device that takes intermittent samples of radon. It measures the levels of the gas during the testing period. A calculation is made to determine if the radon exceeds the safe zone. The device is calibrated to assure its accuracy. An inspector must be certified and have approved equipment.
Don’t panic. Radon can be mitigated by installing a venting system into the foundation of the house. New homes have venting installed during construction in case radon levels are high. The cost of mitigation can be negotiated with the seller.
A radon test requires two visits to a site. Testing typically costs $200-$250 depending on travel time.
